The building construction project is scheduled to start within two weeks. While colors are not finalized yet here is a sneak preview into what the building might look like
Board Member Nominations
This is the time to nominate candidates for an open board position. One director position (currently occupied by Lou Rossi) is up for election. The term is for two years.
To nominate candidates for the Presidential Terrace HOA board you may mail your nominations to T&T Property Management. All nominations must be received by T&T Property Management no later than January 20th at 5pm. Any director must be a member of the association, not be delinquent by more than 60 days in the payment of any assessment, not be engaged as an opponent in litigation, arbitration, or mediation with the Associations, and not have a joint ownership interest in a unit with another director or reside in the same unit with another director. A nomination will only be accepted if the candidate has accepted his or her nomination before close of nominations.
Construction Loan is finalized
Association’s construction loan is approved and finalized. We will now proceed with all planned work which should start shortly. Voelker Construction and Painting was chosen as the contractor for the whole project. Watch this site for project updates.
Pool work is now completed
Pool work has now been completed. We have fully updated pool with new plumbing, new filter, and new lighting. Both cracked have been repaired and new plaster and tile installed. Coping stone around the pool as well as a seal around it has also been replaced. With all the work done this year we have replaced every component of the pool equipment.
Our insurance company has denied our claim and all repairs were paid out of the operating funds account.
The work to repair the pool has started
As you might have noticed the work has started to repair the pool.
This will be a major pool reconstruction work including
- fixing existing structural damage
- replastering
- installing new tile
- replacing coping stone around the pool
- replacing an old pool filter
- replacing all plumbing around the pool
The work should be completed within 2 weeks depending on how soon we can get health department permits.
Unfortunately we were turned down by our insurance on this claim and we’ll be paying for repairs out of our reserve account.
Pool Leakage Update
The board collected several estimates. The work to repair the pool will come at around $14,000. The board has decided to make a claim with our insurance company to cover the repairs. A leak detection company, dispatched by Farmer’s, performed an inspection and determined that the water is leaking through the crack on a side. All pipes were tested and found to be in a working condition. We are currently waiting on the insurance company’s decision if this would be a covered loss.
